Special Rating Areas

One Record of Truth for Every Special Rating Area.

PrecinctOS is the platform behind our work with eThekwini Municipality on Special Rating Areas — taking each one from first idea through council approval to day-to-day compliance, all in one place.

What is a Special Rating Area?

A Special Rating Area is a defined neighbourhood where property owners agree to pay an additional rate, collected by the municipality, to fund extra services such as security, cleaning and maintenance on top of what the city already provides. It is set out in the Municipal Property Rates Act, 2004, and eThekwini's SRA By-law.

The full lifecycle

From the notice of initiation through to activation confirmation, every step of establishing an SRA is tracked in one place.

Public participation

Property owners take part through public survey, vote and objection pages, and every response is recorded.

Boundaries on a map

Committees draw and review SRA boundaries directly on an interactive map.

Property register

Property lists import straight from Excel valuation rolls, so the register starts accurate.

Stay informed

Automated email notifications keep committees, owners and the municipality up to date at the key steps.

Reporting and compliance

Monthly financial and quarterly compliance reports are generated from the same record.
